Selling a house with damp: what sellers and estate agents need to know

Quick answer: You can sell a house with damp, but an unexplained damp comment on a buyer's survey is one of the most common reasons sales stall. Get an independent damp survey early so you know the cause and the cost. Then either fix it if it is cheap and clear-cut, or hand buyers a written report they can price in.

Why damp stalls sales

When a buyer's surveyor or mortgage valuer flags damp, the lender usually wants a specialist report, and may hold back part of the mortgage until work is done. Each step can add weeks. The underlying problem is uncertainty, not the damp itself. See damp found on a mortgage valuation or survey.

Step 1: find out what kind of damp it is

The fix depends on the cause:

  • Condensation: the most common. Fixed with ventilation, heating and insulation.
  • Penetrating damp: often a cheap external repair, such as gutters, pointing or a flashing.
  • Rising damp: rarer than its reputation. Needs a confirmed diagnosis before anyone injects anything.
  • A leak: a plumber, not a damp specialist.

Use a qualified surveyor who isn't selling the treatment. Look for a CSRT qualification or PCA membership. See condensation or rising damp and what a damp survey costs.

Step 2: fix it, or price it

  • Fix it when the work is small, cheap and certain, and there is time before marketing.
  • Price it when the work is large or the cause is uncertain. A written report with a costed scope lets you and the buyer agree an adjustment instead of guessing.

Keep invoices, reports and any guarantees together: the buyer's conveyancer will ask for them.

For estate agents

  • Ask about damp at the valuation stage, before a buyer's surveyor finds it.
  • Don't leave out material information you know about.
  • When a survey flags damp, get a specialist report to both sides quickly. A known number keeps chains together; an open question breaks them.

Frequently Asked Questions

Can you sell a house with damp?
Yes. Plenty of homes sell with damp. What matters is that the cause is known and the cost to fix it is clear, so the buyer and their lender can price it in rather than walking away.
Should I fix damp before selling?
If the fix is cheap and clear-cut, such as clearing a blocked gutter or improving ventilation, fixing it first usually pays. If it is expensive or uncertain, an independent report with a costed scope of work often keeps a sale moving better than rushed work.
Do I have to tell buyers about damp?
You must answer the property information questions honestly, and estate agents must not leave out material information they know about. Hiding a known problem risks a claim after completion.
Will damp lower the price?
It can, but usually by roughly the cost of putting it right plus an allowance for hassle. A clear specialist report limits how much a buyer can knock off, because it replaces a guess with a number.
Do damp-proofing guarantees transfer to the buyer?
Many do, but check the terms. Some need the guarantor to be told about the sale, and a guarantee only covers the specific work and area it names.
