What damp proofing does — and doesn’t

Damp proofing is the remedial work once the cause is known: a damp-proof course injected or replaced, tanking or membranes for below-ground walls, or fixing the water source — a gutter, render or flashing — so it stops entering the wall. In Manchester, as elsewhere, the most common “damp” is condensation, which no damp-proof course will fix.

So ask any specialist for the survey findings in writing before agreeing a treatment, and check whether they are CSRT-qualified or PCA members.

What kind of damp problems are common in Manchester?
Manchester city centre has seen rapid growth in converted mill and warehouse apartments alongside new-build high-rise, while surrounding areas retain large stocks of Victorian and Edwardian terraces. High-rise and converted-warehouse flats often have limited natural ventilation, making condensation mould a common issue distinct from the penetrating damp typical of the older terraced stock. Manchester City Council's own FOI data shows private rented damp and mould complaints rose from 649 in 2021 to a peak of 918 in 2023, still elevated at 759 in 2025.
Where can Manchester tenants report damp and mould to the council?
